Draft Proposed Text & Background Documents

This page contains drafts of the proposed text  for the updated version of the Zoning Code. This text is the result of four years of public outreach and participation. 

The updated Zoning Code is based in large part on ideas and goals expressed in the Comprehensive Plan, and in the many public working groups held over 2008 - 2011. The new code also retains many important concepts, procedures and standards from the existing Zoning Regulations.

When drafts are presented to the Zoning Commission, for each Chapter of proposed text, the following documents will be provided:
  • Summary of the proposed updates
  • Draft text (same as seen before the Zoning Commission)
  • Report to the Zoning Commission on the draft text
Drafts marked "Task Force" are preliminary review drafts provided to the citizen Task Force that reviews the Office of Planning's work. After the Task Force's review, there will be several opportunities for public comment, and to learn more about how the new Zoning Code will work.

17-Feb-2012 Subtitle C - Draft Text for Task Force Review (Rev. Feb.17) - Draft of Subtitle C for Task Force review. Version released Feb. 17. This replaces the version released on Jan. 31. Subtitle C includes the general review processes that apply to all zones. These review processes include variances, special exceptions, chancery applications, appeals, design review, planned development reviews, and campus plans.
17-Feb-2012 Subtitle D - Draft Text for Task Force Review (rev. Feb. 17) - Draft of Subtitle D for Task Force review. Version released Feb. 17. This replaces the version released on Jan. 31. Subtitle D includes regulations specific to “Residential House” zones.
19-Apr-2012 Subtitle E - Draft Text for Task Force Review (rev. Mar.27) - Draft of Subtitle E for Task Force review. Version released March 27. This version replaces the one released on Feb. 17. This version reorganizes the earlier version, so both Apartment and Apartment Transit zones can be found in a single subtitle.

Attached to the report is an updated version of the proposed text, with underlines denoting new text and strikethroughs denoting deletions. Additional appendices provide further information about the design and approval process.
